How to Add Stipulations in SecureWebX

A stip that lives on the application is a stip that gets worked. Here is how to put one on the file, mark what blocks funding, and clear it with the document itself.

Open the credit application in the SecureWebX console and go to Stipulations. Use + Add a common stipulation… to pick proof of income or proof of residence from the list, or type a custom item and press Add. Mark it required if it blocks funding, then upload the document against that request to clear it. Every stip stays on the deal record.

Step by Step

  1. Open the credit application

    In the SecureWebX console, open the deal you are working from the application inbox. Stips belong to the customer's own record, not to a note on someone's desk, so add them on the application itself. The applicant details, the amount requested, the documents and any lender shares are already on that page.

  2. Go to the Stipulations section

    Scroll the application to Stipulations. Anything already outstanding is listed there, including items a lender asked for through a share, each showing whether it is required and whether it is still open or on file.

  3. Add from the common list

    Click + Add a common stipulation… and choose from Common stipulations…: proof of income, proof of residence, a copy of the license, a phone bill, references. One pick beats one typed line, and the wording stays identical on every deal the store works.

  4. Or type a custom stip

    For anything the list does not cover, type the item in your own words and press Add. Use the lender's phrasing and include the count: two recent pay stubs, three months of bank statements, a utility bill in the applicant's name. The person who picks the file up later should not have to guess.

  5. Mark what blocks funding

    Mark a stip required when the deal does not fund without it. The application then shows plainly which items are holding the money and which are housekeeping, and the manager reading the file at close sees exactly what you see.

  6. Clear it with the document

    Upload the document against the stip it answers, up to 20 MB per file, which covers a scanned bill, a phone photo of a pay stub or a PDF from an employer. Every upload is virus scanned and encrypted at rest. The line flips to on file with the document attached to it, and the audit log records who uploaded it and when.

  7. Send it to the lender who asked

    When the stip came from a lender's request for more information, upload it for that lender. The document lands inside that lender's existing secure view of the application, under the code, expiry and watermark the store already set, so nothing travels as a loose attachment.

  8. Note anything the file should remember

    Use Add a note on the application when the story matters: the customer is mailing the bill, the employer verifies on Tuesdays, the second stub arrives Friday. The note sits with the stips, so the next person to open the deal is current without calling you.

Before you start

You need a SecureWebX login and a submitted application to work. The console opens from the SecureWebX button in the LeadLocate CRM dock, one login for both, and every application your store's apply links produce lands in the credit application inbox. If you have never opened it, a manager invites you and sets your role. SecureWebX is created with your LeadLocate account, so there is nothing to buy before you start.

Have the lender's list in front of you. Stips are the lender's words, and the closer your entry is to what they asked for, the fewer rounds the deal takes. Have the documents ready as well, as files or clear phone photos: a pay stub, a utility bill, a copy of the license, a bank statement. Anything up to 20 MB uploads, which covers every one of those.

What you should see

Each stip on its own line under Stipulations, showing the item, whether it is required, and whether it is open or on file. Adding one puts it on the list immediately, and that list is what a manager sees when the deal comes up at close. Upload a document against a stip and the line flips to on file with the document attached to the request, instead of sitting in a folder under a filename nobody can read.

The audit log on the application records each of those actions with a name and a time: who added the stip, who uploaded the document, who shared it with a lender. A stip that arrived from a lender's request for more information shows there too, so the file tells you what the lender wants without a phone call. Documents open in a watermarked viewer with print and download gated, and records are archived, never deleted, so the deal reads the same years from now.

If it did not work

The item is not in the common list. Type it. The common list covers what lenders ask for on most deals; anything else is a custom line in your own words. Keep the lender's phrasing and the count, because a stip that says pay stubs and a stip that says two recent pay stubs are two different conversations.

The upload will not take the file. Check the size first: the limit is 20 MB per file, and a burst of phone photos can pass it. Reshoot the page in one frame, or save it as a PDF, and upload again. Every upload is virus scanned before it is stored, so a file that fails the scan comes back to you instead of onto the deal.

The lender says they never received it. The document was probably uploaded to the store file rather than for that lender. Upload it for the lender who asked and it appears inside that lender's own view of the application. If their access window has already closed, send a fresh share from Send to Lender and the document is in it.

The customer cannot get you the document. Ask for it inside the application instead. Each of your apply links can carry document upload fields, so proof of income arrives with the next application rather than as a photo in somebody's personal text thread.

Clear the easy ones the same day, because a deal with one stip left feels closeable and a deal with five feels like work. And when a customer hands you a document at the desk, photograph it and upload it against the stip before they leave the building. The second trip is the one that never happens.
